Kyle Richards and estranged husband Mauricio Umansky are discussing the possibility of selling their family home.

After announcing her separation from Umansky, 54, in July 2023, Richards, 56, said on the Tuesday, February 4, episode of The Real Housewives of Beverly Hills After Show that they have commenced talks about future property options.

“We still have not filed for divorce or anything but … we have had more conversations about, ‘What should we do, should I still live where I’m living, should we sell the house and each go buy two new homes, or do we keep the house because it is such a special property and just each go our different ways,” Richards told the cameras. “We’re discussing those things now, which we did not before.”

Richards currently lives in the Encino, California, property with two of the pair’s three daughters, Sophia, 25, and Portia, 17. (Richards and Umansky also share another daughter, Alexia, 28, who lives in Bel-Air, while Richards is also mother to Farrah Aldjufrie, 36, whom she shares with ex-husband Guraish Aldjufrie.)

Kyle Richards and Mauricio Umansky have been separated for more than six months, but they’re not getting any closer to making their breakup official. “Neither of them wants to pull the trigger [and file for divorce],” an insider exclusively explains in the new issue of Us Weekly, noting that the duo’s hesitancy doesn’t have anything […]

The Real Housewives of Beverly Hills star added that she and Umansky have maintained a unique friendship throughout the 18 months that have passed since their split was revealed.

“I don’t think there is a blueprint for exactly how this has to be done,” Richards said during the After Show. “I find myself being oddly protective and defensive of him because people want to say things about him, thinking it would make me happy. I’m like, ‘You don’t know how we work, we’re good.’”

Tuesday’s RHOBH episode featured a scene where Umansky checked in with Richards to see how she was dealing with his departure from the family’s abode. Richards said during the After Show that she put on a brave face as she gave him her answer.

“I remember feeling really self conscious that day because I was so emotional and because we aren’t living together anymore,” Richards said on the After Show. “I mean, with all things considering, you know, we get along really well. We love and respect each other, we talk all the time, we want the best for each other.”

Richards, who was married to Umansky for 27 years, noted that they get along so well at the moment that they even shared some of the holidays with one another. “We spent Christmas together with the girls and, you know, if you were a fly on the wall, you would see that it was … making dinner, watching movies, playing games, doing karaoke,” Richards explained. “I feel very grateful that we are able to work through our separation like this. It’s not just for our daughters. They’re the main reason but we genuinely care about each other. There’s no animosity.”

The reality TV queen added that while her separation from Umansky is near drama-free, she has admittedly harbored mixed feelings about their separation process.

“I’m so grateful that Mau and I have gotten along so well throughout all of this and that we love each other so much, [but] it’s also confusing and complicates it sometimes,” Richards said. “Like I look at other people … like, ‘Oh we’re separated, we’re fighting like crazy, boom, done, divorce, finish. Sometimes I think, ‘Would it be better if it was more black and white,’ but it’s just, different things work for different people. We have lived together for more than half of our lives and it’s hard to just cut that cord.”
